Vista Valley Estates
Project Overview
Vista Valley Estates represents a significant residential expansion in San Marcos, comprising a 150-home master-planned community set against challenging hillside terrain. Pogo Dog Development Co. served as the primary wet utility and grading contractor, delivering comprehensive infrastructure solutions from the ground up.
The project required precise coordination to install over 2 miles of sewer main and extensive storm drain systems while navigating active grading operations. Our team utilized GNSS machine control to ensure trenching accuracy and maintain strict grade tolerances across the undulating topography.
Key deliverables included the installation of a complex joint trench system for dry utilities, ensuring seamless power and telecommunications connectivity for future residents. The project was completed on schedule, paving the way for vertical construction to commence immediately.
Challenges & Solutions
Challenge: Hillside Topography
The site featured steep grade changes requiring deep sewer cuts exceeding 20 feet in rocky soil conditions.
Solution
Deployed heavy excavators with hydraulic breakers and utilized engineered trench shoring systems to ensure worker safety and production efficiency.
Challenge: Phased Scheduling
Utility installation had to occur concurrently with mass grading operations to meet the developer's tight delivery timeline.
Solution
Implemented a rolling schedule with daily coordination meetings, allowing grading and pipe crews to work in tandem without conflict.
