
Apex Commercial Center
Project Overview
The Apex Commercial Center project involved the complete site development for a 15-acre retail and office complex in Escondido. Pogo Dog Development Co. was tasked with the installation of high-capacity fire water systems and domestic water mains to support multiple large-format commercial buildings.
Our scope included the installation of over 4,500 linear feet of 12-inch C900 water main, along with multiple fire hydrant assemblies and large-diameter backflow prevention devices. Precision was paramount, as the utility corridors were shared with high-voltage electrical and gas lines.
In addition to wet utilities, we managed the fine grading for the expansive parking lots and building pads, ensuring strict adherence to ADA compliance for slopes and accessibility.
Challenges & Solutions
Challenge: Existing Utility Conflicts
The site was crisscrossed with undocumented abandoned utilities and active high-pressure gas lines.
Solution
Conducted extensive potholing and utilized vacuum excavation to safely expose all crossings before mechanical excavation began.
Challenge: Traffic Control
Connection to the city main required work within a busy arterial roadway with heavy daily traffic.
Solution
Executed night work for street connections with comprehensive traffic control plans to minimize public disruption.
